Asset management of physical assets is relatively new. The standards PAS 55 and ISO 55000 describes well what is needed for asset management but gives no insight in how to organize it, where to start, what the critical milestones are, what can go wrong, lessons learned, etc. I do provide that insight in the book I wrote about the development of the asset management system at ProRail, the rail infrastructure manager in the Netherlands. The book describes the essence and principles of an asset management system, how to organize it, how to optimize performance & costs, how to outsource maintenance successfully, how to model costs and performance, and what the influence is of circumstances. The book concludes with seven lessons learned.
